Quiet Hours: Please keep noise to a minimum from 11:00 PM onwards to respect neighbors.
No Smoking/drugs: The property has a strictly no drugs policy anywhere on site and no-smoking indoors, but smoking is allowed outside. Please use the fire safety sand buckets for cigarette stubs.
Enclosed Garden: Enjoy the garden! Please leave it tidy and as you found it.
Guests & Visitors: Only registered guests may stay overnight. Please notify us if you plan visitors.
Check-In & Check-Out: Check-in is from 4 PM, and check-out is by 10 AM. Please follow check-out instructions and leave the property in good condition.
Dogs: We welcome all breeds. Dogs are allowed in the property and enclosed garden, but not in the hot tub, showers, or baths. Outside the enclosed garden, dogs must be on a lead. They cannot be left unattended. There is a charge of £25 per dog, per stay. Blankets are provided for the sofa; if your dog will be on the bed, please bring your own bedding. Please pick up waste and use the bins provided. Owners must keep dogs under control at all times. If a dog becomes disruptive, such as persistent barking, we may ask for the dog to be removed. If bringing more than two dogs, contact us before booking, as space depends on size. Dog sitters are available on request.
Dog Park: We have an on-site dog park. No need to book—just come along. If it’s occupied, ask the current guests if you may join. If they prefer space, please wait. It’s for everyone, so share the space fairly.
Cleaning & Tidiness: Please keep the property tidy, dispose of rubbish, and follow any cleaning guidelines.
Energy Saving: Turn off lights, heating, or A/C when not needed or when leaving.
Safety & Security: Lock doors and windows when leaving. Familiarize yourself with fire safety equipment.
Damage & Breakages: Report any damage or breakages promptly; charges may apply.
Barbecues & Smoking: Barbecue use is allowed—please clean it after use. Smoking outside is permitted; use the sand buckets for cigarette stubs.
Wi-Fi is provided and the access code will be in your e-guidebook.
Parking rules: Please park in your designated spaces and do not block entrances.
Security Cameras: For everyone’s safety, we have a Ring doorbell camera at the entrance and external cameras around the property. These cover entry points only—no cameras are inside or in private areas.
